Acuity Consulting Services, LLC (ACS) excels in providing housing and community development program administration services for public and private sector clients. Our professionals have over 20 years of experience in designing, implementing, and managing a wide range of housing and community development programs for government and private sector clients. They have provided these services in over 50 communities and have managed housing programs that collectively contain over 5,000 housing units. Our professionals have provided these services in urban, suburban, and rural settings under the full range of federal, state, county, and local housing programs. We pride ourselves on providing an exceptional quality of service and highly efficient program management.

Representative Projects
Fair Lawn Borough, New Jersey
ACS has served as the Administrative Agent for the Borough of Fair Lawn from January 2022 to date with ACS professionals also having served as the Borough’s Administrative Agent, Borough Planner, and Affordable Housing Planner in 2018 - 2021, under previous employ. ACS manages all aspects of the Borough’s Affordable Housing Program, including the administration of new construction units, Housing Rehabilitation Program, Affordability Assistance Program, monitoring of affordability controls, and program compliance
Jackson Township, New Jersey
ACS is the appointed Administrative Agent and Housing Rehabilitation Program Administrator for the Township of Jackson. Having served in this role from January 2022 to date, ACS administers all aspects of the Township’s Affordable Housing Program, including the Housing Rehabilitation Program, new construction unit administration, monitoring of affordability controls, annual reporting, and program compliance.
Pemberton Township, New Jersey
ACS is the appointed Administrative Agent and Housing Rehabilitation Program Administrator for the Township of Pemberton for the 2022-2024 time period. ACS administers the Township’s Affordable Housing Program, including the Housing Rehabilitation Program, Small Cities CDBG funding for Emergency Housing Repair, annual reporting, monitoring of affordability controls, and program compliance.
6ixBoroJC, 211 Baldwin Avenue, Jersey City, New Jersey
ACS is the Administrative Agent managing the nine moderate-income units within this mid-rise luxury apartment complex located in the Journal Square neighborhood of Jersey City. ACS has been pre-qualified as Administrative Agent by the City of Jersey City.
144 First Street, Jersey City, New Jersey
ACS is the Administrative Agent overseeing eight for-sale workforce housing units with an artist preference within this outstanding new construction building that is nearing completion in the Powerhouse Arts District in Jersey City.
Meridia Village Commons I, South Orange, New Jersey
ACS serves as the Administrative Agent for Capodagli Property Company, LLC/Meridia, LLC and is currently administering 11 affordable housing units within this 106-unit luxury rental development that is pending completion in June 2023.
Affordable Housing Administration Training, Habitat for Humanity, Statewide, New Jersey
ACS provided training to the leadership of Habitat for Humanity statewide via a three-part virtual presentation series on Affordable Housing Administration. The presentations were customized to focus on solutions to the challenges and approaches to capitalizing on opportunities that are unique to the client.
New Jersey Pan African Chamber of Commerce and Industry (NJPACCI) Mixed-Use Commercial Residential Development, Asbury Park, New Jersey
ACS is assisting NJPACCI with real estate development consulting services for the design and implementation of a mixed-use building with ground-floor commercial office use and residential multi-family units on the upper floors.
